Maintenance Manager - Vincentian Home (North Hills)

The Maintenance Manager is responsible for planning, organizing and directing the activities related to maintenance, and repair, as well as special projects for the facility. This position ensures compliance with applicable federal, state and local laws and regulations, as well as established policies and procedures.

Report directly to facility Administrator for daily operational needs and reports to Executive Director of Facilities and Support Services for regulatory guidance, long-range planning and special project coordination.


1.       Supports the facility Administrator in all areas of facility maintenance and environment of care. Ensure that the facility is conducive to resident centered care.

2.       Adheres to all facility and department work rules, policies and procedures.

3.       Develops departmental short/long term goals and plans.

4.       Collaborates with Human Resources in areas including recruitment, orientation, training, staff development, performance evaluation, disciplinary action and policies and procedures.

5.       Formulates policy for the department and secures appropriate approval. Establishes and administers procedures to implement approved policy and provides the overall direction necessary to insure a clean, sanitary, and attractive Facility environment.

6.       Regularly inspects and evaluates the physical condition of the facility. Recommends painting, repairs, furnishings and equipment relocation needed to maintain and improve appearance of the facility.  Coordinates this work with in-house maintenance personnel and outside contractors/vendors as required.  Shall perform maintenance work when required.

7.       Consults with Executive Director of Facilities & Support Services regarding long-term goals for the facility.

8.       Develops and ensures compliance with standards for the general appearance, cleanliness and sanitation of all areas. 

9.       Researches, evaluates and proposes purchase of new supplies and equipment.

10.   Interacts with other departments to resolve maintenance and environmental issues.

11.   Implements and oversees an on-call Maintenance schedule to ensure off-hour coverage is provided in the event of a service disruption or other maintenance emergency.  Shall be available for consultation with the on-call maintenance technician or other VCS personnel needed to respond to the issue. May have to return to the facility on off-hours to provide leadership, guidance or additional manpower in the event of an emergency.

12.   Act as the facility liaison with local fire, police and EMS personnel when required.

13.   Establishes and maintains inventory control system that ensures appropriate level and efficient use of supplies and equipment.

14.   Manages the establishment of preventive maintenance programs. Monitors and analyzes departmental procedures and performance records relative to preventive and remedial maintenance. Initiates changes to procedures to ensure optimal performance of preventive and remedial maintenance and resultant operational efficiency.

15.   Functions as a member of the Safety Committee, may act as Chairperson. Develops and administers ongoing safety programs related to the protection of the facility’s residents, employees and visitors.  Performs inspections and audits, reports and initiates corrective action as appropriate.

16.   Prepares or directs the preparation of departmental records as well as special reports and analyses, ensuring they are complete, accurate and prepared on time. Reviews and interprets these to determine the extent to which goals are being attained; takes corrective action as necessary.

17.   Assures Department policies and procedures are current, accurate and in compliance with all Laws and Regulations.

18.   Performs all other duties assigned.



1.       Minimum of five years of environmental service/maintenance experience with a working knowledge of mechanical, electrical, and HVAC systems, construction techniques, various codes and regulations relating to areas of responsibility, and sanitation standards and procedures preferred

2.       Valid driver’s license required.

3.       Bachelor degree in an environmental services or maintenance related field preferred.

4.       Previous environmental services/maintenance experience in health care or long term care preferred.
