Seasonal Apartment Manager- Santa Gertrudis (Kingsville)

Implicitly Management is looking for an Apartment Manager!  This is a rare opportunity to join a fun-loving team that offers training and support.

The responsibilities of the Apartment Manager are to assure the efficient operation of the Apartment Community. He/she must be extremely self-directed and motivated. The Apartment Manager must direct, motivate and schedule all personnel on the property.

-Assure that all employee positions are filled with qualified personnel.
-Interview job applicants, determine qualifications and make recommendations
-Motivate, direct and schedule employees for daily duties.
-Process employee reviews, consultations, and personnel paperwork.
-Communicate with current residents and applicants to see that they are satisfied.
-Prepare all weekly marketing/occupancy reports and deliver to the corporate office
-Supervise all property purchases to adhere within budgeted guidelines.
-Process, code and record all invoices and deliver to accounting for payment in a timely manner
-Inventory and order all property office and maintenance supplies as needed.
-Keep corporate office informed of the need for rental rate changes and weekly income figures.
-Assure that all resident requests are dealt with in a timely manner.
-Physically walk the entire property weekly to identify any cosmetic, mechanical, structural or
liability concerns.
-Walk all vacant units to ascertain damages and schedule make-ready crew.
-See that all payments and security deposits refunds/forfeits are processed in a timely manner.
-Process all monthly reports and deliver to corporate office by required due dates.
-Schedule all community activities.

-Minimum of 3 years of on-site management experience on 150 plus units.
-Required valid Texas Driver's License
-Ability to pass a full background check including credit, criminal, and DMV.
-Experience with the computer (One site, Bluemoon, Microsoft Office, etc...).
-Ability to motivate personnel.
-Neat and professional personal appearance.
-Good communication skills.
-Good organizational skills.
-The ability to work well under pressure.
