Struction Solutions is seeking an Owner’s Authorized Representative (OAR) II to manage all phases of construction projects, from pre-construction to close-out. This role ensures projects are completed on time, within budget, and in compliance with district and regulatory standards.
Key Responsibilities:
- Oversee and coordinate pre-construction, bidding, construction, and project close-out.
- Review pre-construction documents and provide feedback to designers.
- Prepare and present project status reports to senior management.
- Coordinate with public agencies and internal teams to ensure regulatory compliance.
- Manage project budgets and schedules, ensuring accuracy and alignment with district standards.
- Oversee contractors’ daily activities, review schedules and submittals, and address inquiries.
- Evaluate contractor change orders, negotiate pricing, and assess schedule impacts.
- Monitor and process payments for contractors, architects, and engineers.
- Administer Professional Service Agreements between the district and architects.
- Ensure timely delivery and installation of fixtures, furniture, and equipment.
- Oversee DSA certification and financial close-out of completed projects.
Minimum Requirements:
- 15+ years of professional experience in Construction, Project, or Construction Management.
- 5+ years leading projects valued at $20M+.
- Knowledge of OSHA safety regulations (OSHA 30 minimum).
Preferred Experience:
- Design-Build project experience.
- Proficiency in Building Information Modeling (BIM).
- Experience with LEED-certified projects and CHPS.
- Knowledge of DSA construction/design processes.
Education Requirements (4 Pathways to Qualify):
- Bachelor’s degree in Architecture, Engineering, or Construction Management.
- Bachelor’s degree in any field, with CCM certification required within 1 year.
- 20+ years of Construction/Project Management experience, with CCM certification required within 1 year.
- Valid Certified Construction Manager (CCM) credential (substitutes for education requirement).
Preferred Licenses & Certifications:
- Registered Architect (California Architectural Board) or Professional Engineer (State Board for Engineers & Land Surveyors).
- Certified Construction Manager (CCM) credential by CMCI.
