POSITION OBJECTIVE
______________________________________________________________________________

The Housing Maintenance Worker is responsible, under the direction of the Building Operations Coordinator, for assisting with coordinating, and administering of maintenance at all First United Church Social Housing Society sites. Responsible for reviewing and reporting issues and ensuring all sites are in a reasonable state of repair. Understands that the primary focus of the role is on situations that could affect the health, safety and well-being of residents, staff, and the public.

DUTIES AND RESPONSIBILITIES

·         Ensures facilities and equipment meet all safety, security, and fire regulations and policies.

·         Assists in establishing, monitoring, and carrying our plans and schedules for a preventative maintenance program of all facilities’ systems and equipment.

      Skilled work may include minor carpentry, electrical, painting, mechanical, plumbing and locksmithing.

      General maintenance activities may include tasks such as building shelving, moving furniture, unplugging toilets, painting, drywall repair, light bulb and filter replacement, smoke alarm checks, power washing, small drywall patching jobs, grounds clean-up, and other general repairs.

      Supervises outside maintenance contractors and ensures work is performed satisfactorily

      Keeps a record of jobs performed and submits information to Building Operations Coordinator for recordkeeping and data collection.

      Uses a computer, Microsoft Office Programs, Arcori and the Internet for work purposes such as e-mail, messages, documentation data or researching information.

      Under the direction of and in partnership with the Building Operations Coordinator conducts inspections and follows up with all required repairs in a timely fashion.

      Inspects, maintains logbooks, reports issues, and drives First United vehicles between sites for purposes of moving, delivering, picking up and dropping-off various materials and equipment.

      Attends regular staff meetings, and reports into the Building Operations Coordinator as required

      Provides support to building janitors and support and information to other staff as required.

      May relieve the Building Operations Coordinator when asked to do so

Latitude
The incumbent works closely with the Building Operations Coordinator. If clarification is required, it is expected that the incumbent will request further direction/clarification from the Building Operations Coordinator.

Regular communications are maintained with all vendors or subcontractors, staff, and residents.

QUALIFICATIONS
______________________________________________________________________________

·         Ability to maintain a calm, welcoming, empathetic, and professional demeanor at all times with staff and with vulnerable and/or marginalized individuals

·         Ability to avoid engaging in incidents with staff, Community Members, and volunteers; nonviolent crisis intervention training a strong asset

·         Demonstrated ability to safely use small hand tools and other tools and equipment required to carry out the tasks

·         Physical ability to carry out the duties of the position: good physical condition with ability to lift up to 25 kilograms

·         Ability to use computers and various work-related software to carry out work related activities. An intermediate understanding of Microsoft Office products is required.

·         Must have a valid BC driver’s licence and driving record that is reflective of a safe driving history. May be required to provide a copy of a driver’s abstract.

·         Must be able to pass a Criminal Record Check

·         Ability to communicate in English effectively, both verbally and in writing

·         Ability to work independently with a minimum of supervision

·         Ability to organize work

·         Ability to operate related equipment


   EDUCATION

·         Grade 12 or an equivalency of education.

·         Certificate of Apprenticeship or Trades Qualification certificate in a trade or trades (such as plumping, painting, HVAC, or carpentry) and/or equivalent combination of training and experience plus five (5) years related experience in a non-profit related support housing building(s) e.g., shelter, group home, recovery house and/or supported housing buildings


   SPECIAL TRAINING

·         Occupational First Aid and CPR, Naloxone Administration Training, WHIMS, NVCI or non-violent communication, other workplace related training optional but would be a benefit

Job Classification: CSSEA Provincial Agreements JJEP Classification Grid 10

Wage Range:  $21.63 - $25.19 (based on union seniority)*

The above wages are effective August 1, 2021.
