General Summary: The Facilities Director will be responsible for overseeing plumbing, electrical, carpentry, automotive, HVAC, mechanical and general maintenance services with certified, licensed and safety trained staff to ensure work orders, emergency needs and preventative maintenance are performed to meet the operational needs of the Zoo.

  • Document all work orders in Brightly Software (Facility Dude) maintenance management software.

  • Manage tasks requested through Brightly Software (Facility Dude) work order system.
  • Oversee emergency work as requested and assist when needed.
  • Identify problems or repair needs relating to Property Management throughout Zoo Facilities and document the same in Brightly Software (Facility Dude)
  • Develop and maintain preventative maintenance schedule/program for golf carts, train, carousel, tram, hydraulic systems, elevators, straw baskets, sand filters and sand interceptors, construction equipment, emergency generators and all other Zoo vehicles.
  • Manage and maintain the Zoo’s fleet vehicles.
  • Manage small tool and parts inventory.
  • Oversee and/or perform maintenance support for special events, during event and both pre- and post-event.
  • Escort third party contractors and inspectors as needed for normal Zoo operations and inspections.
  • Provide labor for emergency preparedness, emergency generator setup, storm clean up and additional support as necessary.
  • Oversee annual hydrant flushing and water main monitoring.
  • Maintain perimeter fence in accordance with A2A/USDA guidelines.
  • Oversee the distribution of large deliveries for the Zoo.
  • Oversee and perform snow and ice removal operations, ensuring passage for vehicles from outside Druid Hill Park to all parking areas of Zoo.
  • Manage the striping of all parking areas on an annual basis.
  • Perform tree removal and pruning of branches 10 feet or more above ground level for Horticulture
  • Respond to all supervisory, trouble and actual fire alarms. Provide maintenance on smoke detectors and alarm panels. Coordinate with fire alarm contractors for service/inspection on VESDA, Ansul Suppression, fire suppression equipment and sprinklers. Coordinate with Fire alarm contractor the annual inspection of fire alarms systems and fire suppression/sprinklers.
  • Responsible for reporting any accidents and or incidents to Zoo’s Sr Director of Risk and Safety.
  • Document and record Confined Space Entry Permits.
  • Oversee preventive maintenance of HVAC equipment including Daikin and Aaon equipment.
  • Complete safety training such as OSHA 30, confined space entry, refrigeration recovery.
  • Assist with annual train/carousel inspections in accordance with MD amusement code.
  • Assist with train track inspection, provide Daily track inspection, weekly track gauging, ballast raking and periodic track waxing. Provide preventative maintenance per manufacturing schedule and daily inspection, opening and closing of attractions including carousel, train, and Wildlife Quest. Must document in Facility Dude.
  • Provide labor for grant and donation projects as requested.
  • Assist with all zoo vendors needing access through various gates.
  • Attend meetings with animal supervisor staff as needed.
  • Install, remove and store shade tarps as required.
  • Maintenance of storm water sand filters and record log maintenance.
  • Daily report of work completed and status of outstanding items  
  • Assist in placement of guest-related items (misting fans, tables, chairs, stanchions) as requested.
  • Assist in coordination with seasonal or event vendors in support of Zoo obligations.
  • Winterize various Zoo facilities, plumbing fixtures, water fountains/bottle fillers.
  • Oversee power-washing of sidewalks, boardwalks and decking as directed
  • Make sure all equipment in SSA facilities is in working order.
  • Oversee preventive maintenance for installed hydraulic systems and refrigeration systems.
  • Oversee emergency generator service contract.
  • Perform and document heating startups in the Fall.
  • Perform and document AC cooling startups by Spring of each year.
  • Provide labor for water main repairs.
  • Work with the IT department for the installation of cameras, DVD recorders, network switches, cabling, and other IT equipment.
  • Provide electrical and plumbing support to the Water Quality team for the management of the Zoo's life support systems and water features.

 Communication

  • Publish a daily report of worked performed and any current problem/issues/challenges.

 Management of Resources (financial, human resources, facilities):

  •  Formulate and manage annual budget.
  • Purchase materials and maintain inventory control.
  • Monitor and work with contractors and facilities staff during repairs, renovations, and capital projects; and,
  • Escort maintenance workers, contractors and others that need access to sensitive areas;

Minimum Qualifications:

Education:

  • Bachelor’s Degree in Facilities Management, Facilities Engineering, or Business Administration.
  • Equivalent work experience will be considered in lieu of a degree.

 Experience/Training:

  •  CDL drivers license is a plus.
  • Minimum of ten years in grounds or building maintenance preferred; and,
  • Valid driver’s license a must.
  • Proficiency with Microsoft Word, Excel, Google

  • Ability to work with a wide variety of individuals from ethnic, cultural and economic backgrounds;
  • Self-directed, collaborative and detail-oriented.

 Equipment:

  •  Must be able to operate a variety of machines, power tools, hand tools and equipment including computer, telephone, two-way radio, and golf cart, etc.

 Working Conditions:

  •  Must be able to exert up to 50 pounds of force occasionally, 25 pounds frequently and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.  Physical demands are in excess of those for sedentary work; must be able to remain on feet for periods of time, stoop, kneel, crouch, crawl, push, pull, climb, balance;
  • Must be able to stand and remain active for an eight-hour shift;
  • Must be able to walk large areas of the Zoo as needed;
  • Must be able to work in an outdoor weather environment in all seasons and weather, including heat/humidity, cold temperatures, and/or wet conditions;
  • Ability to work a flexible schedule to include weekends, holidays, and special events; and,
  • Exposure to zoonotic diseases and risk of animal attack.
