POSITION SUMMARY:                                                                                                             

The Maintenance Manager will oversee the maintenance staff ensuring work is completed correctly in an efficient and safe manner. The ideal candidate will have proven results handling maintenance issues and will be capable of problem solving quickly. This person must be exceedingly well-organized, flexible, and enjoy the challenges of supporting an extensive operation.

POSITION REQUIREMENTS:

·         Responsible for the day-to-day operations of the maintenance department.

·         Evaluate systems and facilities to determine maintenance or repairs that need to be performed.

·         Plan work assignments and project schedules.

·         Develops maintenance procedures and schedules.

·         Ensures maintenance and repair work is completed correctly and in a timely manner.

·         Must have good knowledge and skills of construction trades including electrical, plumbing, drywall, painting, locksmith and carpentry. 

·         Responsible for training and mentoring associates, along with the ability to be a team player.  

·         Must be able to effectively communicate and work with outside contractors as they will be the main point of contact for outside maintenance projects.

·         The ability to interact with Associates and guest alike, in a fast-paced environment, sometimes under pressure, remaining flexible, proactive, resourceful and efficient, with a high level of professionalism, is crucial to this role.

·         Must be dependable and available to work within the property on weekends, nights and/or holidays based on business demands

·         Responsible for coaching, developing, and disciplining staff as necessary for maximum effectiveness. 

·         Work closely with the Director of Engineering. Provide effective communication to ensure goals and department needs are met.

·         Other duties as assigned.

SKILLS AND QUALIFICATIONS:

·         Three (3) to five (5) years experience in the same or similar role preferably in hospitality.

·         Experience working with outside HOA and property management organizations preferred.

·         Extensive knowledge of building systems such as plumbing, electrical, and HVAC.

·         Excellent analytical and problem-solving skills.

·         Ability to identify issues and determine repairs that are needed.

·         Ability to plan maintenance schedules for building systems.

·         Excellent management and supervisory skills.

·         Strong emphasis in customer service

·         Enjoy interacting with people in a fast-paced environment

·         Excellent organizational, accounting and time management skills

·         Strong knowledge of Microsoft suite.

·         Expert level of written and verbal communication skills, strong decision making ability and attention to detail are equally important.

·         Must possess a positive attitude

·         Must be willing to participate in a learning environment

·         Must integrate company values throughout all interactions

·         Must be able to quickly adapt to effectively using new software products

·         High school or equivalent education required, Bachelor’s degree preferred.  

·         Preferred EPA or CPO certifications.

·         Drivers license and clean driving records required.

PHYSICAL DEMANDS:

·         Position requires walking and standing most of the working day; must be able to stand and exert well-paced mobility for up to 10 hours in length. 

·         Must be able to bend, stoop, squat and stretch to fulfill tasks.

·         Must be able to lift 25 pounds at a time.

·         Must be able to traverse property and facilities.

·         Requires manual dexterity, grasping, writing, standing, sitting, walking, repetitive motions, bending, and climbing.
