Zen Residential Ltd. is seeking an experienced Manager of Procurement to lead our centralized procurement function. What You’ll Do

  • Lead strategic procurement initiatives that deliver measurable 8–15% operating cost reductions across the entire portfolio while maintaining service excellence.
  • Establish, manage, and continuously improve a Preferred Vendor Program with clear performance metrics and revenue targets of 5–10% of the total procurement budget.
  • Oversee end-to-end vendor sourcing, due diligence, contract negotiation, performance management, and relationship building across residential trades and service providers.
  • Drive procurement governance, risk mitigation, work-order processes, invoice compliance, and capital project/insurance claim procurement.
  • Conduct regular market benchmarking, implement standardized policies, and ensure full transparency and audit readiness.
  • Optimize key systems including Yardi (procurement/maintenance modules), HappyCo, and VendorPM to increase efficiency and visibility.
  • Supervise and develop the Procurement Administrator (or Property Administrator initially), building scalable processes that support future team growth.
  • Deliver regular reporting on cost savings, revenue generation, performance metrics, and risk management to senior leadership.

What You Bring

  • Minimum 5 years of progressive experience in procurement, purchasing, or vendor management (residential property management, multifamily, condominium, or real estate experience strongly preferred).
  • Proven track record developing procurement strategies, preferred vendor programs, contract negotiations, and delivering 8–15%+ cost savings.
  • Strong knowledge of residential trades, maintenance workflows, capital projects, insurance claims, and vendor compliance requirements.
  • Hands-on experience with Yardi (procurement/maintenance modules) and familiarity with VendorPM, HappyCo, or similar platforms.
  • Leadership experience (direct reports preferred) with the ability to build and scale processes and teams.
  • Post-secondary education in Business Administration, Supply Chain Management, Finance, or equivalent experience.
  • Exceptional negotiation, analytical, problem-solving, and communication skills with a data-driven, cost-conscious mindset.
  • High integrity, sound judgment, and alignment with Zen Residential’s values of excellence and innovation.
  • Valid driver’s licence and willingness to travel regularly between properties within the portfolio.
