About the Maintenance Trainer & Supervisor Role:

The Maintenance Trainer & Supervisor is an experienced, highly-organized and self-disciplined Professional that will serve as a cross portfolio Maintenance Trainer & Supervisor. This position will formally train maintenance staff and indirectly supervise approximately 18 on-site maintenance staff, as well as perform inspections and quality assurance reviews.  The Maintenance Trainer & Supervisor will be competent with formal and informal training concepts and all aspects of routine and preventative maintenance.  This position will directly report to the Regional Maintenance Supervisor.

Job Responsibilities:

  • Design and maintain a curriculum that trains and applies techniques on how to run a maintenance shop.

  • Overseeing, directing, training and motivating the on-site maintenance teams who are responsible for the physical property, general maintenance repairs, unit make-ready, preventative maintenance and minor construction or rehabilitation projects for the community.

  • Conduct on-board training for new Lead Service Technicians that includes maintenance software usage, reporting and tracking of key performance indicators (KPIs), and other maintenance related operations.

  • Collaborate, communicate and obtain feedback to continue to improve both the curriculum program and supervisory role.

  • Professionally interacting with, and generally supervising the work of Vendors and Contractors.

  • Project management, accurate and timely record keeping, and ability to effectively report status and results to senior management.

  • Easily able to travel approximately 65% of the time

Education Requirements:

  • High school diploma or equivalent

  • OSHA 30-hour certification required

  • CAMT designation (or functional equivalent.) required

  • EPA Section 608 “Universal” Certification required

  • Lead Abatement Supervisor Certification required

  • Comfortable using Microsoft Office and G Suite

  • Working knowledge of Federal Fair Housing law requirements as they pertain to maintenance, service, modifications and repairs

  • Familiarization using web based training techniques

Experience Requirements:

  • 7+ years of multifamily maintenance experience; or at least 7 years of commercial property maintenance experience combined with at least 3 years of multifamily.

  • 2+ years’ experience training small groups on processes and procedures.

  • 5+ years vendor management and basic contract negotiation experience.

  • 2+ years  previous supervisory experience.

  • 6 months+ trade school Instructor, or similar experience is (preferred)

  • 2+ years experience with Section 8 communities and REAC inspections (highly preferred)

  • Expert level knowledge with maintenance management systems; preferably Yardi

  • Expertise and knowledge in key maintenance disciplines & core areas:

    • plumbing, electrical, appliance repair, HVAC, flooring, carpentry and painting.

    • maintenance and care of exterior (site) lighting systems

    • maintenance and repair of asphalt and concrete paving, including parking areas, drives and walkways

    • swimming pool/spa operations and safety

    • maintenance of site drainage systems and knowledge of basic landscaping principles

    • on-going maintenance of various roofing systems and major building structural components

    • knowledge of central boiler / chiller systems, their maintenance and repair

  • Extensive experience with building code compliance.

  • Working understanding of apartment business management principles, including basic budgeting
