Maintenance Technician
The Maintenance Technician is responsible for general maintenance of Successful Living: office complex, houses, grounds, and any other properties associated with Successful Living. The Maintenance Technician works on projects independently or with a small team as assigned by the Maintenance Manager. The Maintenance Technician is expected to be “on call” at times for maintenance emergencies that occur outside of regular work hours. This is an overtime eligible, full-time position.
DUTIES AND RESPONSIBILILTIES:
- Have a working knowledge of basic hand and power tools.
- Maintain and store tools and supplies in an orderly, secure manner.
- Possess working knowledge of general repairs including but not limited to plumbing, carpentry, electrical, flooring, drywall, painting, lawn care, doors and windows, etc.
- Set and maintain a preventative maintenance schedule (clean the A/C’s; boiler, seasonal projects…).
- Identify regular and special maintenance tasks and integrate with regular work schedule when approved.
- Complete regular maintenance as set by supervisor.
- Maintain timelines for task completion as agreed upon with supervisor. Maintain an Outlook calendar during hours worked. Log worked hours on Portal database.
- Supervise community service activities and special projects as requested. Serve as signor for pre-approved client work activities prior to payment of services.
- Schedule and meet with vendors and maintenance-related persons/agencies (pop machines, repair persons, backflow company, AllSecure, etc.). Ensure that all properties maintain compliance within city codes.
- Prepare for and attend all facilities inspections. Promptly follow up to fix any identified violations.
- Maintain fire extinguishers, safety and emergency lights throughout agency.
- Maintain weekly 1:1 supervision meetings with FC. Report to supervisor daily and when changes in projects occur. Note changes in Outlook calendar.
- In custodian’s absence, complete trash pickup at main office and assist in general cleaning as requested.
- Maintain inventory of house furniture and arrange removal and replacement as needed. Mark or label all Successful Living-owned property, including property being used by residents.
- Maintain and change door codes and batteries as needed and when requested.
- Perform quarterly unit inspections of all rooms and areas at all houses.
- Meet with tenant for inspection when moving out, gets keys, etc.
- Complete room cleaning and prep within 1 week following a tenant leaving their residency. Take pictures of rooms upon completion of room readiness and save on database.
- Maintenance staff will alert program managers if there are concerns about specific clients or how the facilities are functioning.
- Seasonal duties: Complete snow removal and salting/sanding within 24 hours at all houses after a snow, Sunday-Saturday. Do mowing as needed at all houses during the summer.

REPORTS TO: Maintenance Manager
STAFF PERSONS SUPERVISED: N/A – Supervise projects.
EDUCATION, TRAINING AND EXPERIENCE:
- High School Diploma or equivalent
- 5+ years experience working in the areas of general maintenance which includes plumbing, electrical, drywall, carpentry, painting, flooring and/or building trades.
- Pass dependent adult/child abuse and criminal background check.
- Valid Driver’s License and own insurable vehicle with Successful Living’s insurance to allow transport of clients (only when necessary for certain jobs).
