What You'll Do
• Monitor, operate, and maintain building systems including HVAC, plumbing, electrical, and mechanical equipment.
• Operate Building Automation Systems and other computerized building controls.
• Conduct inspections of boilers, chillers, pumps, air handling units, and other mechanical systems.
• Inspect mechanical rooms and building infrastructure to ensure safe and efficient operation.
• Perform preventative maintenance on building systems and equipment, including replacing filters, belts, and other components.
• Support energy management initiatives and preventative maintenance programs.
• Inspect and test fire alarms, emergency lighting, fire pumps, and other life safety systems.
• Assist with generator testing and maintenance of emergency systems.
• Ensure building systems remain compliant with safety regulations and operational standards.
• Maintain the condition and cleanliness of mechanical rooms and operational areas.
• Respond to tenant maintenance requests and complete work orders as required.
• Perform preventative suite maintenance and assist with general maintenance tasks.
• Assist with suite turnover inspections and minor repairs when preparing units for new residents.
• Coordinate with contractors and vendors for specialized repairs, inspections, and maintenance work.
• Maintain inspection reports, maintenance logs, and service documentation.
• Participate in a rotating on-call schedule and respond to urgent building issues such as water leaks, heating failures, or electrical concerns.

What You Bring
• High school diploma or equivalent.
• Fourth or Fifth Class Power Engineering certificate.
• ABSA certification.
• Additional training or certification in HVAC, mechanical systems, or building operations is considered an asset.
• Working knowledge of building systems including HVAC, plumbing, and electrical systems.
• Experience operating Building Automation Systems and computerized building control systems.
• Strong troubleshooting and mechanical problem-solving abilities.
• Ability to manage preventative maintenance schedules and operational priorities.
• Strong organizational and time management skills.
• Excellent communication and interpersonal skills.
• Commitment to safety standards and regulatory compliance.
• Valid driver’s license and reliable transportation for travel between properties.
• Basic hand tools required for the role.
• Physical ability to lift equipment, climb ladders, access mechanical areas, and perform maintenance tasks in building environments.
