Alpha Building Corporation is currently seeking a Superintendent in San Antonio.

The Superintendent provides field administrative and technical management on multiple construction projects as assigned; supervises one or more trade groups (i.e., electricians, carpenters, HVAC, and/or instruments); provides on-site management for all phases of construction project, from planning to execution to turnover; and coordinates scheduling, inspections, quality control, and job site safety.

The ideal candidate must be able to communicate effectively, highly motivated, able to multitask, and possess time management skills in order to set priorities and meet deadlines. You must be able to follow through with all tasks and maintain professionalism while interacting with customers and co-workers.

Key Duties and Responsibilities 

  • Contributes to the work plan of how the project is to be organized, coordinated, executed and completed; meets with and directs foremen and other company contributors in pre-construction/preparatory meetings with client, end user, subcontractors and their foremen; and reviews issues including, but not limited to, site access, scheduling, and materials delivery. 
  • Directs and coordinates near term planning with construction operations and subcontractors; and ensures that the work plan clearly explains project goals, specifications, method of construction, and two-week look-ahead. 
  • Obtains all necessary building permits to include associated General Contractor permits.
  • Prepares, or reviews from subordinates, reports on progress, materials used and costs, and adjusts work schedules as indicated by reports; monitors any work stoppages; tracks project progress, including preparing daily reports using project planning software; and prepares reports as needed for changes that impact safety, quality, schedule and/or cost.
  • Supervises all subcontractors, foremen and work crews for assigned projects or discipline; reviews and approves time cards for craft personnel and temporary labor working on assigned delivery order contracts as needed; and ensures projects are staffed appropriately to meet schedule and cost requirements.
  • Reviews and approves subcontractor monthly invoices, materials and equipment; reviews and approves submittals to ensure they meet the specifications in the project documents as directed; and coordinates the end-to-end procedures for submittals.
  • Reports project activities to the Construction Manager or Project Manager; resolves escalated issues from project foremen; documents and escalates project issues to Project Manager and subcontractors, as needed; and maintains communications with internal and external staff, contractors, and suppliers to verify that all required materials, equipment, inspections, or other resources are available for construction projects, or if issues arise with any of these.
  • Supervises critical path activities, such as digging, trenching, utility outages, or heavy lifts; and meets with supervisory and engineering personnel, as well as inspectors and suppliers of tools and materials, to resolve construction problems and improve construction methods.
  • Ensures that the Alpha Safety Program and quality programs and processes are followed; monitors project safety requirements, and documentation, including, but not limited to Pre-Construction Meeting Checklist, Notice of Safety and Work Violation Reports and Safety Inspection Checklist; ensures corrective measures are implemented, if needed; supports and maintains programs to improve safety, security, risk management, cost effectiveness, and environmental awareness; and ensures all regulatory and OSHA guidelines applicable to the project are followed.
  • Performs scheduled, unscheduled, pre-final and final inspections of all delivery orders in conjunction with Construction Manager and/or Project Manager; ensures all deficiencies and punch list items are corrected; verifies and documents that the work has been done correctly and is complete; participates in turnover meetings to communicate work plan/schedule; and takes responsibility for security of client building keys and access cards.
  • Performs other duties as determined and required based on project need.

Education & Licenses

  • Must have a High School Diploma or equivalent
  • A Bachelor's Degree in Engineering, Construction Management, or equivalent technical training and experience is preferred.
  • Must have a current Texas driver's license and a satisfactory driving record.
  • Must have an OSHA 10-hour certification.  OSHA 30-hour certification is preferred.

Experience 

  • Must have at least ten (10) or more years of construction industry experience with a minimum of five (5) years as a Superintendent, Foreman or equivalent experience.

Skills & Physical Requirements

  • Use hands to handle, control, or feel objects, tools and controls.
  • Frequently lift or move up to 50 pounds with or without assistance.
  • Ability to hear average or normal conversations and receive ordinary information through verbal communications in person or over the telephone.
  • Average, ordinary visual acuity necessary to prepare or inspect documents; operate a computer or other office machinery; and detect objects in and around a job site.
  • Regularly stand and walk distances on slippery, even, and/or uneven surfaces.
  • Stand, bend, stoop, kneel, crouch, twist, turn, or crawl.
  • Climb and balance on stairs, metal/wooden beams, concrete form work, ladders, or other structures/elevated areas when visiting project sites.
  • In depth knowledge of assigned disciplines and the various phases of construction.  
  • Strong knowledge all applicable state and federal regulatory, environmental and safety guidelines.
  • Strong knowledge of, and adherence to, company and OSHA safety guidelines applicable to the work. 
  • Strong knowledge of field supervision and quality control for all phases of construction along with the ability to manage and develop project employees.
  • Strong understanding of construction sourcing, scheduling, costing and change orders.
  • Strong understanding and comprehension of blueprints, drawings, sketches, and other detailed specifications and plans.
  • Proficient in construction-related software applications such as Procore, Microsoft Project, and Sage Intacct.
  • Strong knowledge of laptop, note pad, or other computer devices used with construction-related work activities.
  • Strong organization, delegation, and time management skills in order to set priorities and meet assigned deadlines.  
  • Strong communication (both written and verbal) and presentation skills, and an ability to explain construction concepts to others in unrelated disciplines. 

Working Conditions

  • Performs work in outdoor weather conditions with exposure to extreme cold, heat, and noise depending upon project site; and may also include the following:
    • dust, fumes, cleaning chemicals, and/or other harsh/hazardous solvents or disinfectants
    • electrical components, power lines, or other electrical hazards
    • rebar, blades, or other sharp objects/tools
    • high elevations, trenches, or crawl spaces
  • Travel locally during the work day to project sites, although some out-of-area travel may be expected with occasional overnight travel.
  • Requires contact with others (face-to-face, by telephone, or otherwise); determining tasks, priorities, and goals; and being exact with any requested written reports for documentation purposes. Drug free workplace requires lifestyle commitment.
