Position Summary

AE Commercial Property Maintenance (AE CPM) is seeking a driven Sales Representative / Sales Associate to grow our Sweeping and Power Washing Division. This role is responsible for prospecting, setting appointments, pricing services using our approved Pricing Matrix, and closing profitable commercial accounts. The position reports directly to the General Manager and plays a critical role in building recurring, high-margin revenue.

Reporting Structure

• Reports directly to the General Manager, AE CPM
• Works closely with Operations and Scheduling to ensure smooth account onboarding and service delivery

Compensation Overview

• Base Salary: $40,000 annually (paid bi-weekly)
• Commission Plan: Eligible to earn total compensation in the $80,000–$90,000 range through performance
• Commission is governed by the Sales Compensation Plan for Sweeping & Power Washing (separate document)

Primary Responsibilities

• Prospect and identify commercial property opportunities for sweeping and power washing services
• Set qualified appointments with property managers, facility managers, and owners
• Conduct site walks and gather scope information
• Prepare and present quotes using the approved Pricing Matrix
• Close new accounts at approved margin levels
• Maintain accurate activity, pipeline, and account data in the company CRM
• Follow up consistently on proposals and open opportunities
• Transition sold accounts cleanly to operations for execution
• Maintain ongoing relationships to support retention and upsell opportunities

CRM & Sales Activity Expectations

• All prospecting, appointments, quotes, and follow-ups must be logged in the CRM
• Maintain an active pipeline of qualified opportunities
• Track appointment-setting activity and conversion rates
• Provide weekly sales activity and pipeline updates to the General Manager

Performance Expectations

• Meet or exceed appointment-setting targets
• Achieve pricing discipline by selling within approved margin tiers
• Contribute to division revenue growth and recurring contract base
• Demonstrate professionalism with clients and internal teams

Required Qualifications

• 2+ years of B2B sales experience (service or commercial preferred)
• Comfortable with outbound prospecting and appointment setting
• Ability to discuss pricing and value confidently
• Strong organizational and follow-up skills
• Proficiency with CRM systems and basic technology tools
• Valid driver’s license and ability to travel locally for site walks

Preferred Qualifications

• Experience selling commercial services or maintenance contracts
• Familiarity with property management or facilities environments
• Experience selling recurring or contract-based services
