Senior Project Manager (Construction)
The Senior Project Manager will be responsible for organizing and effectively executing the administrative activities that facilitate the efficient and successful completion of multiple construction projects. You will be responsible for the activities on specific projects in preparation of construction management scopes and determining levels of effort for its execution. The position manages all aspects associated with the construction administration of construction projects, project budgets, schedules, supply chain management, customer service, Project Superintendent, etc. The individual will be responsible for producing quality deliverables on time and within budget.
Essential Duties and Responsibilities:
- Review and finalize project business plan(s).
- Lead correspondence with the Owner, Engineer, and Architect.
- Responsible for procurement and management of third-party consultants (waterproofing, QC, Geotech, etc.).
- Manage subcontractor default insurance/risk mitigation plan for project(s).
- Create staging, logistics and phasing plan for project(s).
- Work with Pre-Construction department to transition the project from estimating to project management.
- Oversee issuance of subcontracts and purchase orders.
- Work with project management team, scheduling consultant and/or field supervision to schedule the project.
- Responsible for overall project schedule and on time completion of projects.
- Oversee submittal process.
- Establish project schedule of values and billing and payment application requirements.
- Review and estimate project contract changes (drawing revisions, ASI's, contract change directives) and coordinate with project delivery requirements.
- Issue change order requests for work outside of the scope of the plans and specifications.
- Responsible for project cost allocation and oversight of financial management process.
- Review monthly financial projections through detailed monitoring of project costs.
- Lead OAC progress meetings and review monthly status reports.
- Oversee issuance of subcontracts and purchase orders with a thorough understanding of project(s) scopes of work and ability to write and administer subcontracts and purchase orders.
- Responsible for project job costs and reporting as needed.
- Provide feedback to the estimating department on project(s) presently under construction.
- Assist with business development initiatives for select clients and particular market sectors.
- Train and mentor Project Managers, Assistant Project Managers, and Co-Op/Intern Students.
QUALIFICATIONS

- Bachelor's degree in construction, engineering, or related field
- Minimum of 10 years of commercial construction experience
- Understanding of all aspects of project management
- Ability to managing multiple projects and multiple people
- Proven leadership ability
- Thorough understanding of financial accounting systems
- Proven ability to deliver projects within contract requirements
- Effective oral communication and interpersonal skills
- Technical writing skills
- Conflict resolution skills and experience with successfully resolving disputes
