ESSENTIAL DUTIES/TASKS:
Must demonstrate an interest in working with a senior population.
Completes work orders within 24 hours when possible.
Keeps SDS sheets current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
Assists in the execution of preventative maintenance program.
Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.
Maintain cable infrastructure.
Trouble shooting and maintenance of fire systems.
Instills a "safety first" attitude not only with maintenance technicians but with all staff members.
MINIMUM QUALIFICATIONS AND REQUIREMENTS:
Position requires at least 2 years of experience in property management maintenance, or other building maintenance or related trade is preferred.

· Trouble shoot and repair mechanical equipment and machinery, electrical instruments and control systems, electrical power systems, process and piping systems.
· Ability to organize work areas for efficiency and safety, communicate safety issues to leadership.
· Communicates with Supervisor for needed technical advice, product information, research and quality assurance guidance.
· Strong attention to detail, organizational, time-management, and problem-solving skills.
· Working knowledge of HVAC, plumbing, electrical, and appliance repair.
· Perform all necessary mechanical maintenance and operational procedures to assure maximum life and reliability to all mechanical systems.
· Responsible for general maintenance and operations duties which include, but are not limited to, performance testing, maintenance, adjustment, and care of the following:
o Plumbing systems
o Hand wash faucets
o Hot/cold water stations
o Water piping repairs
o Various hot water heaters
o Drain repairs and servicing
· Lighting systems: minor electrical work, various light fixture maintenance, ballast replacement, fixture change outs.
· Proactively inspect interior and exterior of building appearance and condition. Effectively create and complete work orders based on findings of these inspections in a timely manner.
· Painting and patching done at a high level of skill
· Participates in root cause problem solving & troubleshooting issues.
· Performs preventative, predictive, and proactive maintenance.
· Basic electrical, mechanical, hydraulic, and pneumatic troubleshooting knowledge.
· Maintains condition and repairs, re-paints, and re-carpets as necessary all unoccupied rooms in order to make them attractive for rental with 7 days of vacancy unless needed earlier.
· Meets with residents upon move-in to examine all electrical appliances and devices for safety.
