SUMMARY

Maintain properties in an efficient manner to ensure that guests receive a clean, attractive, and secure place to stay with friendly and attentive service.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  • Performs preventive maintenance on equipment as noted in the Preventive Maintenance Manual and listed on the daily maintenance schedule.
  • Performs and schedules maintenance on project items as listed on the daily maintenance schedule.
  • Performs work order request items as listed on the daily maintenance schedule.
  • Responds to emergency maintenance requests as received from any property, including the corporate office.
  • Maintains required records as outlined in the Preventive Maintenance Program or as required by local authorities (i.e. serial records, equipment preventive maintenance, bench stock inventory, pool test log, etc.).
  • Provides security for guests and property by following all key control procedures, maintaining work areasin a clean, well-organized condition, reporting suspicious activity by guests or others, and following all other safety regulations.
  • Performs or coordinates other tasks as assigned by the Director of Maintenance or property managers, such as preparing requisitions for replacement of bench stock items, locating and purchasing materials as needed for emergency repairs, training new maintenance personnel or grounds maintenance, etc..
  • On-call schedule including evenings and weekends.
  • All other duties as assigned.

EDUCATION and/or EXPERIENCE

  • Minimum high school diploma or GED equivalent.
  • Minimum of 5 years’ experience in HVACR
  • Plumbing experience to install water heaters, boilers and pumps.
  • Must have experience in the electrical field up to 480 volts as well as DC voltage to work on VFD equipment.
  • Extensive knowledge needed in food service equipment to include commercial dishwashers, steamers, heat lamps, ice machines, griddles, coolers ect.
  • Able to lift 50 pounds or more and climb ladders up to 40’ high.
  • Must be able to operate scissor and boom lifts and work in all weather conditions.

CERTIFICATES, LICENSES, REGISTRATIONS

  • Refrigerant type 1 & 2 certification
  • Valid driver’s license

  • Finger/hand manipulation approximately 50% of the time.
  • 50% of daily time is spent maneuvering throughout the facility.
  • Exposure t chemicals and other institutional cleaning agents.
  • Consistent and frequent reaching, maneuvering, and positioning of oneself.
  • Ability to lift up to 50 lbs and push/pull moderate to heavy weight.
  • Ability to walk long distances and stand for extended periods of time.
