TITLE: Maintenance Manager
HOURS: Full-time, year-round
REPORTS TO: General Manager
COMPENSATION:
 $50,000 - $70,000 annually, depending on experience.
BENEFITS: 3 weeks of PTO, 100% employer paid health insurance, employee discounts at partner properties.
EXPERIENCE: 3+ years of facility maintenance experience in a hospitality setting. 

JOB SUMMARY

A property in Southern Maine is seeking a Maintenance Manager to contribute to the overall success of the property by maintaining the facilities and systems of all buildings on the campus under the supervision of the General Manager. Be an integral part of the management team at the property and train with General Contractor and Sub-Contractors, and understand operation of all installed HVAC, AV, phone, internet, kitchen equipment, water, pool, and electrical systems as well as grounds and landscaping. Create a functioning Maintenance Department with 24/7 ability to respond if needed. Detail and implement Preventative Maintenance Program. Perform all maintenance tasks in a professional and timely manner to minimize the visibility of any defect to the guests, and to ensure their confidence in the business and the comfort of their stay.  

SUMMARY OF ESSENTIAL JOB FUNCTIONS: 

  • Ensure the maintenance of clean, properly functioning facilities, without defect or damage, while overseeing the proper care and general repair of all buildings and systems promoting a safe environment and quality service to achieve maximum guest satisfaction.
  • Hire seasonal maintenance staff in conjunction with the GM.
  • Ensure that all property signage is sufficient and in good condition.
  • Be available after office hours, responding to emergencies or problems.
  • Maintain standards of safety as required by MEMIC and OSHA.
  • Create Preventative Maintenance Program.
  • Ensure proper maintenance of waste and recycling areas and ensure scheduling for removal and overall recycling program is consistent with the goals of the Company and the property.
  • Ensure the proper care and use of all maintenance tools and equipment including but not limited to leaf blowers, lawn mowers, snow blower, outdoor furniture, and all equipment and that they are supported with a comprehensive maintenance program.
  • Ensure clean and safe working conditions in Maintenance areas.
  • Maintain pool operations with daily water tests and regular maintenance. Must maintain a valid Certified Pool Operator certificate.
  • Communicate any maintenance or operational issues clearly and concisely with the GM and other managers.
  • Ensure maintenance employees are staffed to forecasted business and labor targets. Effectively lead staff towards greater consistency to increase productivity while maintaining optimum service to guests.
  • Ensure maintenance employee standards are met for behavior, uniform, and hygiene.
  • Listen to the comments and complaints of the guests and staff regarding maintenance issues; communicate effectively with GM and other managers to ensure issues are addressed in a timely manner.
  • Have a desire to learn about maintenance techniques beyond your current skill set, possibly including schooling, online research and learning from professionals hired to come work on property.
  • Form working relationships with retailers and professionals in the area to get improved products and services.
  • Create Maintenance Work Order routine.
  • Keep a daily log of all maintenance activities. 

MINIMUM REQUIREMENTS: 

  • Must be eligible to work in the United States.
  • Must have landscaping, carpentry, plumbing, and electrical skills as well as in-depth knowledge of proper use and maintenance of power tools and equipment.
  • Must have strong organizational and multi-tasking skills.
  • Must have positive work ethic, willing to interface with the guests to achieve in creating a positive guest experience.
  • Must be a strong team player and work for the greater good of the property and Company. 

ABILITIES REQUIRED: 

  • Frequent walking, bending, stooping, reaching, pushing, lifting and repetitive motions.
  • Occasional stair climbing and ability to work on a hilly property.
  • Must be able to manually handle/lift product up to 60 pounds between knee and chest.
  • Must have bilateral fine manipulation of both hands which may be repetitive for entire shift.
  • Must be vertically mobile working in limited space for 8 hours at a time.
  •  Protect the assets of this property and Company.
  • Work in extreme temperatures and damp conditions, both indoors and out.
  • Schedule varies according to operational needs; will include evenings, weekends, and holidays.
  • Frequent hand-washing.
  • Hazards include, but are not limited to cuts, injuries from power tools, strains from improper lifting, burns, slips, tripping, and exposure to chemicals.
