Maintenance Coordinator - Maple Crest

Responsible for overseeing the maintenance of all buildings and grounds owned and operated by Maple Crest Senior Living Village. Responsible for the scheduling and supervision of all maintenance staff members.


ESSENTIAL JOB RESPONSIBILITIES:

  •  Work in conjunction with the COO, Executive Director of Maple Crest, Director of Maintenance for MMH/WR.
  •  Assist in the construction of an annual preventative maintenance program.
  •  Responsible for the execution of the preventative maintenance program.
  •  Responsible for the maintenance and routine testing of the pool and related equipment.
  •  Conduct monthly fire drills and fire safety self inspections at varying times and conditions.
  •  Conduct tornado drills semi-annually.
  •  Coordinate the set-up and tear-down of special events with maintenance staff members.
  •  Conduct or coordinate scheduled maintenance on Maple Crest owned and operated automobiles.
  •  Establish working relationships and maintain open communication with outside contractors.
  •  Document incidents involving staff members and report incidents to the Manager. Provide recommendations of disciplinary action.
  •  Participate in evaluation and disciplinary action for maintenance staff.
  •  Interview prospective maintenance staff members and recommend candidates to the COO. Begin hiring process following COO approval.
  •  Report staff issues, incidents or concerns to the COO.
  •  Report problems with the interiors or exteriors of the buildings and any equipment to the COO.
  •  Identify needed supplies to the COO and purchase when approved.
  •  Mow and trim lawn as needed.
  •  Freshen mulch and weed flower beds as needed.
  •  Cut back perennials at the end of their season.
  •  Trim shrubs as needed.
  •  Keep sidewalks, parking areas and roadways throughout the campus clean and swept.
  •  Service, lubricate and wax lawn and snow removal equipment according to schedule as needed.
  •  Plow and shovel snow on roadways, driveways and sidewalks as needed.
  •  Perform handyman tasks for residents.
  •  Complete work assigned on daily maintenance requests.
  •  Ensure proper removal of trash.
  •  Store chemicals, tools and equipment in a proper and safe manner.
  •  Refurbish living units for the next occupants (paint, repair holes, etc.).
  •  Repair or replace damaged or broken fixtures or equipment.
  •  Inspect interiors and exteriors of buildings for needed repairs.
  •  Change filters in HVAC equipment as needed.
  •  Assist with set-up and clean-up for special events.
  •  Carry out other tasks as assigned by the COO and/or Executive Director of Maple Crest.
  •   Must be available for occasional weekend and evening work as required and be on call. 


KNOWLEDGE EXPECTATIONS:

  • Obtain and maintain certification as a Licensed Pool Operator.
  • OSHA-SDS sheets and procedures.
  • Fire and safety procedures.
  • Proper care and maintenance of lawns, trees, shrubs and other plants.
  • Function and operation of kitchen appliances (dishwasher, coffee maker, etc.) and office equipment (fax machine, photocopier, telephone, computer, etc.), maintenance and grounds equipment with the ability to do minor repairs.
  • Understanding of and ability to repair minor plumbing, electrical and carpentry problems.
  • Drywall repair and painting.


QUALIFICATIONS:

  •  Handyman skills.
  •  Experience in maintenance and/or environmental services.
  •  Experience in grounds maintenance, lawn and plant care.
  •  Previous experience managing a working crew.
  •  Enjoyment in working with older adults.
  •  Supervisory experience preferred.
