Director of Maintenance
Job Description
The Director of Maintenance functions to oversee, maintain, and repair the equipment, operating systems, structure, and grounds of the community.
Director of Maintenance Job Profile
- Supervise the recruitment, training, and management of the entire maintenance, housekeeping, and laundry team, including tasks such as creating work schedules, conducting staff training meetings, and completing performance reviews.
- Motivate, discipline, train, and assess all team members within the departments effectively.
- Coordinate team schedules in alignment with the budget, ensuring the departments maintain optimal staffing levels.
- Guarantee that team members uphold a safe and sanitary environment, complying with local health department, fire marshal, OSHA, and company codes and standards. Maintain regulatory compliance with state fire safety code, health inspections, pool inspections, elevator inspections, and all other applicable regulations.
- Efficiently manage department labor expenses, minimizing overtime, and control supply expenses within budgetary constraints.
- Assist the Operations Director and Executive Director in developing department budgets, encompassing service and supply purchasing, labor expenditures, and capital budget requirements.
- Conduct scheduled preventative maintenance on all mechanical systems, ensuring accurate and timely recording of all preventive maintenance data.
- Perform general maintenance work on community equipment, buildings, and grounds, including equipment repairs and apartment painting.
- Demonstrate understanding of HVAC and other mechanical systems, implementing a preventive maintenance (PM) program to ensure their proper maintenance.
- Conduct daily inspections of the building, grounds, and key equipment, addressing necessary maintenance and repairs promptly.
- Supervise and maintain the timely resolution of work orders through the established work order system.
- Participate in in-service training as required by state regulations.
- Manage safety and fire protection and prevention programs, conducting weekly inspections of equipment and work areas. Oversee and implement Safety committee initiatives related to maintenance.
- Keep drawings, plans, manufacturer warranties, and instructions on file.
- Maintain the overall appearance of the building, assisting with event set up and clean up at marketing and resident events.
- Supervise outside third-party vendors related to maintenance and grounds services, including landscaping.
- Maintain a service-oriented mentality during service calls and interactions with others onsite.
- Perform any other duties as assigned.
