Job Title: Director of Housing

Supervisor: Executive Director of Housing
Schedule: 45 hours/week – May include evenings, weekends, and on-call responsibilities.
Work Locations: Assigned group of homes within the Housing Division, community settings, and administrative office.

Summary:
As part of our ongoing efforts to ensure that our leadership roles at Ability Matters remain aligned with organizational goals and service excellence, the Director of Housing position reflects leadership expectations, scope of responsibility, and operational impact of the role. This position is responsible for overseeing the daily operations of a designated group of homes and consumers within the Housing Division, ensuring that services are delivered with the highest quality and in compliance with regulatory standards. The Director of Housing provides strong leadership, team oversight, and fiscal management, while fostering an engaged culture dedicated to consumer success and streamlined departmental processes.

Essential Responsibilities:

Leadership & Team Oversight

  • Direct and manage the assigned Housing Team with strong leadership, oversight, and accountability.

  • Foster a positive, energized, and engaged team culture, dedicated to delivering best-in-class services to Ability Matters consumers.

  • Provide weekly onsite monitoring of all housing locations to ensure full compliance with Ability Matters standards of operation and all local/state regulations.

Staffing & HR Collaboration

  • Oversee the hiring and termination functions for the Housing Team, in direct partnership with Human Resources and the Executive Director of Housing.

  • Provide coaching, mentorship, and performance management to ensure a high-performing team.

Budget & Funding Management

  • Oversee budgeting responsibilities, including approval and compliance for consumer-specific funding awards (including 2020 funding) and OISP-related budgets.

  • Attend monthly and/or quarterly behavior services meetings.

  • Monitor expenditures including mileage utilization, employee annual pay increase recommendations, scheduling, and staffing costs to ensure fiscal responsibility and adherence to funding requirements.

  • Deliver a minimum of 16 hours of direct services weekly.

Scheduling & Staffing Oversight

  • Manage and support scheduling functions to ensure adequate staffing coverage across all shifts within the assigned homes.

  • Oversee overtime management and implement strategies to reduce unnecessary costs while maintaining service quality.

Guardian & Parent Communications

  • Establish and maintain a structured process for communication and coordination with guardians and parents.

  • Ensure timely follow-up, proactive engagement, and clear documentation of all relevant interactions.

General Duties

  • Serve as a liaison between consumers, families, and interdisciplinary team members.

  • Conduct incident investigations, develop corrective action plans, and ensure proper follow-up.

  • Collaborate with the Executive Director of Housing on strategic goals and program improvements.

  • Participate in on-call rotation and respond to emergencies or critical incidents as needed.

Qualifications:

  • Bachelor’s degree in Human Services, Social Work, Special Education, or related field required (Master’s degree preferred).

  • Proven leadership experience of at least 3 years in a supervisory/leadership role.

  • Strong knowledge of state/federal regulations governing residential services.

  • Excellent communication, leadership, and organizational skills.

  • Ability to manage multiple priorities and make sound decisions under pressure.

  • Ability to think critically and creatively

  • Ability to take initiative and follow through on tasks

  • Possess and maintain First Aid and CPR training (or willing to obtain)

  • Pass and maintain all required Department of Developmental Disabilities (DODD) training offerings

  • Pass a background check

  • Pass a drug test

  • Possess and maintain a driving record with less than six (6) points, reliable transportation, and ability to travel between assigned homes.

Supervisory Responsibilities:

Directly supervises Assistant Director(s) and oversight over House Manager(s), House Lead(s) and DSPs. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. 


Physical Requirements:

Frequent walking, standing, stooping, kneeling, crouching, equipment and/or material may be required. Other physical activities may be required. 

  • Prolonged periods standing and walking within the community and other activities. 

  • Must be able to lift up to 45 pounds at a time.

  • Must be able to assist consumers who have physical difficulties.

  • Must be able to kneel, sit, stand, crawl, push, and pull to assist consumers throughout the day.

Environmental Conditions: 

(a) Some air-conditioned buildings. (b) Some exposure to weather extremes. (c) Ability to tolerate varying noise levels. (d) Exposure to anti-social behavior. (e) Exposure to bodily fluids (f) Ability to tolerate stressful situations.
