CALCAP Properties is currently seeking an enthusiastic and team oriented Assistant Community Manager to join our team in Phoenix, AZ.

JOB SUMMARY:

Interacts directly with prospective residents and current residents to achieve maximum occupancy. Interacts over the phone and email with prospective residents and current residents to achieve highest level of customer service. Acts as the company’s representative for its apartment community, managing leads, setting appointments, following up all prospects and residents as necessary.

ESSENTIAL JOB FUNCTIONS:

 LEASING

  • Performs a variety of tasks associated with leasing and marketing of the community.
  • Assist with credit application collection and processing.
  • Works with property management team to minimize expenditures, maximize revenues and adhere to budgeted cost parameters.
  • Works with office staff and accounting department to ensure all rent is collected as due and that all revenue data is posted correctly in Yardi.
  • Assists in managing preparation of all tenant correspondence, including late payment notices.
  • Provide information about community and schedule site visits on behalf of community leasing personnel.
  • Maintain a cheerful and friendly, customer-centric attitude at all times.
  • Pre-qualify prospect residents.
  • Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square feet, etc.
  • Understand and comply with Fair Housing laws and standards.
  • Monitor vacancies and potential vacancies.
  • Assist community maintenance teams by following up on outstanding work orders.
  • Maintain open communication with Community Manager and Maintenance staff.
  • Represent the company in a professional manner always.

MANAGEMENT

  • Works with legal counsel and Community Manager to execute unlawful detainers and 5 Day Notices as required.
  • Assist Community Manager with producing monthly tenant delinquency reports.
  • Works with Community Manager to complete monthly financial and property activity reports.
  • Works with Community Manager to prepare annual budgets.
  • Shows vacant suites as necessary and explains property rules and regulations. Ensures all move-in/move-out paperwork is completed correctly and has been approved by the Community Manager.
  • Ensures all suite, move-in, move-out and other leasing data is entered correctly and in a timely manner into the on-site property management software system.
  • Works with management team to administer renewal program and works to maximize tenant renewals.
  • Works with Community Manager to hire, train and develop on-site employees according to company policy and procedure.
  • Assists Community Manager with counseling and reviewing employees as necessary and as required by company policy and procedure.
  • Works with Community Manager to develop an effective, proactive team that works together to achieve property objectives.
  • Works with Community Manager and maintenance team to insures that suites, common areas and grounds are maintained according to property objectives.
  • As required, inspects suites, common areas and property to insure adherence to property standards.
  • Works with Community Manager to insure adherence to company safety standards, policies and procedures.
  • Works with Community Manager to ensure that all safety inspections are completed as required and ensures adherence to company key control policies.
