Mechanical Plans Examiner
Job Description
We are seeking a knowledgeable Mechanical Plans Examiner to review mechanical construction plans for residential and commercial projects. This position is responsible for ensuring compliance with the Florida Building Code – Mechanical, Energy Conservation Code, and applicable local regulations. The ideal candidate has a strong technical background in mechanical systems and experience with plan review and code compliance.
Key Responsibilities
- Review mechanical plans, specifications, and calculations for code compliance
- Ensure adherence to the Florida Building Code – Mechanical and Energy Conservation Code
- Evaluate HVAC systems, ventilation, exhaust, and related mechanical components
- Identify deficiencies and provide clear, professional correction comments
- Review plan revisions and resubmittals in a timely manner
- Coordinate with permit staff, inspectors, engineers, and applicants
- Document review comments accurately in electronic permitting systems
- Provide technical guidance related to mechanical code requirements
- Stay current with mechanical code updates and regulatory changes
Minimum Qualifications
- High school diploma or equivalent (technical degree preferred)
- Minimum 3 years of experience in mechanical plan review, inspection, or mechanical design
- Strong working knowledge of Florida Building Code – Mechanical
- Ability to read and interpret mechanical drawings, schedules, and load calculations
- Proficiency with electronic plan review systems (Bluebeam or similar preferred)
- Strong written and verbal communication skills
Required Qualifications
- ICC Mechanical Plans Examiner Certification
- State of Florida Mechanical Inspector or Plans Examiner license
- HVAC design, installation, or inspection background
- Experience reviewing residential, commercial, and mixed-use projects
