Work hours: Monday – Friday 8am – 5pm (40 hours/week) in-office

WHAT’S THE BIG IDEA?

As our Manager, Real Estate Appraisers, you’ll lead the team that ensures every mortgage we fund is backed by solid, well-valued real estate—no guesswork, just grounded, data-driven insight. You'll be equal parts strategist, coach, and valuation expert: guiding a team of appraisers, setting the tone for performance and culture, and rolling up your sleeves to assess property values yourself from time to time.

You’ll shape the department’s strategic plan, resource it for success, and ensure alignment with the company’s big-picture goals. Whether you’re forecasting market shifts, mentoring junior appraisers, supporting underwriting decisions, or refining how we evaluate properties, you’ll bring clarity, confidence, and leadership to one of the most critical parts of our business. HOW DO YOU FIT IN?

The successful individual will have the following experience, education, and ability to develop these demonstrated skills:

 

Education

  • High school diploma
  • Post-secondary certification or equivalent
  • Post-secondary diploma or equivalent
  • Post-secondary degree encouraged
  • Appraiser (with a designation, such as CRA, AACI, DAR)

Experience

  • Minimum 5 Years of experience Appraising Residential Properties in Alberta, Ontario would be an asset
  • Minimum 2 years of Experience managing a team
  • Minimum 2 years overseeing and reviewing Candidates and their appraisal work

Skills

  • Proficient in Microsoft Office
  • Some knowledge of SharePoint is an asset

WHAT YOU WILL BE DOING

Departmental Leadership and Strategy – 35%

  • Lead the development, management, and oversight of the department’s annual budget, ensuring alignment with organizational financial goals. Monitor and report on monthly budget variances, identifying and addressing key drivers and trends.
  • Develop, implement, and monitor the department’s annual plan, ensuring all activities and priorities support the company's overall strategic direction.
  • Create and maintain the department’s resourcing plan, ensuring staffing levels and skill sets align with workload demands, strategic objectives, and anticipated business needs.
  • Oversee the creation, documentation, and continuous improvement of departmental policies, procedures, and processes to support consistency, compliance, and efficiency.
  • Support the training and enablement of other departments by ensuring subject matter expertise from the Real Estate Analyst team is available and engaged when needed.
  • Actively participate in company-wide organizational rollouts and initiatives, serving as a key departmental representative to ensure smooth implementation and adoption.
  • Establish and maintain strong cross-functional relationships with other department leaders (e.g., Underwriting, Risk, Treasury) to enable collaborative execution of company-wide initiatives.
  • Coordinate and manage cross-departmental communications, workflows, and projects to ensure consistency, alignment, and efficiency in shared initiatives.
  • Identify opportunities to enhance operational effectiveness and contribute to process improvement efforts that support broader company goals.

 

Talent Management and Development – 35%

  • Provide day-to-day leadership and oversight of the Real Estate Analyst team, fostering a high-performance, collaborative, and values-aligned culture.
  • Manage the performance and development of all direct reports by: Conducting monthly one-on-one check-ins, Leading quarterly scorecard review meetings, Providing ongoing informal feedback and coaching, Completing annual performance reviews, and Conducting valuation quality/accuracy checks
  • Create and assign annual scorecards that align individual goals with the department’s annual plan and the company’s broader strategic objectives.
  • Coach, develop, and mentor team members by identifying learning opportunities, stretch assignments, and long-term career growth paths.
  • Plan and facilitate regular team-building activities to strengthen relationships and engagement within the department.
  • Oversee vacation scheduling, time off requests, and accommodation needs, ensuring business continuity and appropriate workload coverage.
  • Develop and maintain a departmental succession plan to proactively identify and prepare high-potential talent for future leadership or expanded responsibilities.
  • Set clear expectations, model accountability, and promote a culture of trust, ownership, and continuous improvement.

Value Real Estate – 30%

  • Value real estate, with occasional inspections
  • Understand and adhere to the valuation methodology of the company
  • Using available data, determine an the most accurate value and suitability of the real estate proposed to be used for security of mortgages
  • Review existing real estate security and delinquent and foreclosed real estate to determine value
  • Assist Account managers and underwriters in evaluating the risks associated with real estate used in the security of a mortgage
  • Analyze and evaluate risks and opportunities in the real estate and economic markets in which CHMIC lends
  • Analyze economic data and statistics to understand market risks, opportunities and to forecast
  • Assist management to identify potential risks and opportunities
  • Assist management with visibility in the market, and with industry associations
  • Coach, mentor and train real estate analysts, consultants and new underwriters in performing the valuation process
  • Comply with regulations including but not limited to Real Estate Act, Privacy Act, Securities Act, Business Corporations Act Fair Trading Act, etc..
