Director of Maintenance:
Introduction
Oak Hills Living Center is seeking a knowledgeable and hands-on Director of Maintenance to lead the overall operation of our maintenance department. This leadership role is responsible for ensuring our facility is safe, well-maintained, and compliant with all federal, state, and local regulations—creating a comfortable environment for our residents, staff, and visitors.
Responsibilities
Leadership & Operations
- Plan, organize, and direct all maintenance department activities
- Supervise maintenance staff and oversee contractors and vendors
- Develop schedules, assign tasks, and ensure efficient daily operations
- Maintain on-call availability for emergency situations
Facility & Equipment Management
- Ensure proper functioning of building systems including HVAC, plumbing, electrical, and safety equipment
- Conduct routine inspections and implement preventative maintenance programs
- Oversee building, grounds, parking areas, and seasonal maintenance (snow removal, lawn care, etc.)
- Maintain compliance with Life Safety Code and all regulatory requirements
Safety & Compliance
- Promote a culture of safety and regulatory compliance (OSHA, Life Safety Code, etc.)
- Investigate incidents and implement corrective actions
- Collaborate on emergency preparedness and hazard vulnerability planning
Administrative & Budget Oversight
- Develop and manage department budgets, including capital expenditures
- Order supplies and approve purchase requests
- Maintain records, reports, and documentation for inspections and audits
- Participate in facility committees including QAPI, safety, and risk management
Qualifications
Education & Experience
- High school diploma or equivalent required
- Preferred minimum of 3 years of supervisory experience in maintenance or plant operations
- Experience in healthcare preferred
- Must maintain active/current State of MN Boilers License
Knowledge & Skills
- Strong working knowledge of mechanical, electrical, and plumbing systems
- Ability to read and interpret blueprints and technical documents
- Familiarity with building codes, safety regulations, and compliance standards
- Strong leadership, organizational, and problem-solving skills
Shift Requirements
· 40 hours per week
· Monday-Friday with on call rotation
