THE POSITION

We are seeking a seasoned Manager of Real Estate Syndications and Acquisition to drive our real estate investment strategy and project execution in the Toronto and Ottawa markets. The successful candidate will be responsible for managing the entire lifecycle of acquisitions and development, including deal structuring, project management, and leveraging industry connections. This individual will also oversee valuation and consulting assignments for residential and commercial developments, with a focus on low, medium, and high-density residential projects. Experience in hospitality projects is considered an asset.

The position will be directly reporting to the President, working alongside with the accounting team from the Ottawa/Toronto office.

This role will be a “working on-site” model, and required to work in the office 5 days a week.

DUTIES & RESPONSIBILITIES

· Project Management: Oversee all phases of development projects, ensuring milestones are achieved within budget and on schedule. Coordinate with internal teams and external stakeholders (architects, contractors, and consultants).

· Deal Structuring: Help Lead negotiations and the structuring of complex real estate transactions, including acquisitions, joint ventures, and partnerships.

· Leveraging Industry Connections: Utilize a strong network of real estate professionals, developers, investors, and local government officials to identify and capitalize on new opportunities.

· Acquisition & Development: Identify and acquire real estate opportunities for low, medium, and high-density residential and hospitality mixed use projects, ensuring compliance with zoning laws, land use regulations, and development incentives. Experience in hospitality project acquisitions is an asset.

· Financial Analysis: Develop and review financial models to assess the feasibility of real estate development opportunities. Provide comprehensive ROI analysis, cash flow projections, and profitability assessments.

· Market Insights: Stay updated on market trends, economic factors, and local development regulations to inform strategic decision-making.

· Leadership & Strategy: Provide strategic direction and leadership on acquisitions and development projects, ensuring they align with the company’s overall growth strategy.

· Risk Management: Identify potential risks associated with acquisitions and developments and propose mitigation strategies to protect the company’s investments.

· Stakeholder Communication: Prepare and present detailed investment reports and financial models to senior leadership, investors, and stakeholders.

QUALIFICATIONS & REQUIREMENTS

· Bachelor’s degree in Finance, Real Estate, Urban Planning, or a related field. An MBA, CFA, or related designation is preferred.

· 5+ years of experience in real estate acquisitions, planning, and development, with expertise in low, medium, and high-density residential projects. Experience in hospitality projects is an asset.

· Proven track record in project management, deal structuring, and executing real estate acquisitions

· Strong financial modeling and analytical skills with a deep understanding of real estate valuation and risk assessment

· Extensive knowledge of zoning laws, land use regulations, and development incentives in Ontario.

· Exceptional leadership and communication skills, with the ability to present complex ideas clearly to stakeholders.

· A robust network of industry contacts, including brokers, investors, developers, and public officials.

· Ability to manage multiple projects and priorities simultaneously while maintaining attention to detail.
