GENERAL FUNCTION:

Under the immediate supervision of the Vice President of Construction, the Superintendent manages the construction process for all assigned homes within a specific community(s). This location is Knoxville.

RESPONSIBILITIES:

1.       Train and supervises the day to day trade contract labor on assigned job sites.  Labor is 100% done via subcontractor.

2.       Communicate and project the proper professional attitude to all customers and employees through all forms of communication (writing, verbal, appearance).

3.       After the surveying engineers stake out the assigned house “footprint†on the lot, the Superintendent performs a pre-construction lot inspection to relay information to Purchasing & Estimating department to ensure accuracy of the construction drawings and purchase orders.   Uses the preliminary plot plan and the lot inspection checklist form supplied by Corporate Production Assistant to mark grade changes, utility connection locations, etc.  

4.       Conducts or attends the pre-construction conferences with customers and sale staff for the houses assigned. The purpose of this meeting is to review plans, specifications, and selections.  It is also intended to discuss the customer’s expectation during construction and to outline construction site safety, site visit protocols and how to best communicate with the homeowner throughout the build.     

5.       Is responsible for maintaining marketing and/or job or lot number signs on each job during construction. 

6.       Is responsible for ensuring safe work practices are evident on all jobs. 

7.       Facilitate and negotiate company position with “hard to resolve†customer requests. 

8.       Where necessary, has the coordinated authority with the Purchasing Manager and the VP of Construction to take disciplinary action reference trade contractor’s failure to perform.

9.       Attends and participates in weekly production team meetings.  Most important agenda items are resource scheduling, field problem report processing and service work backlog.

10.   Processes Variance Purchase Orders (VPOs) in a timely and accurate way as needed on each job. 

11.   Attend and participate in regular classroom training sessions.

12.   Responsible for timely completion of pre-closing walk through items. 

13.   Responsible for care and maintenance of any assigned company vehicle and equipment.

14.   Completes pre-construction review of CAD prints, estimate detail, and schedule for each assigned house.

15.   Processes Purchase Order (PO) approvals upon successful completion of each phase of construction.  Prepares and approves Variance POs to ensure that non-budgeted, but needed, items and labor are available to complete the house on time and with acceptable levels of customer satisfaction and product quality.

16.   Responsible for using Builder Trend to maintain all job schedules to their current status with proper activity sequencing.

17.   Responsible to keep daily logs in Builder Trend.

18.   Responsible for taking and uploading to Builder Trend pictures of critical pieces of construction that can referenced for trouble shooting and reference. 

19.   Responsible for scheduling trade contractors and materials suppliers and have the job and site ready for them.

20.   Responsible for upholding and enforcing RP Homes Site Standards.

PREREQUISITES FOR SUCCESS:

1.     Technical construction ability to manage construction resources and to diagnose and resolve field problems.

2.     People skills to handle conflict articulately and professionally with customers, inspectors and trades.

3.     Must possess and maintain a valid Motor Vehicle license. 

4.     Ability to train trades on construction techniques and field problem resolution.

5.     Organization aptitude to manage the scheduling of all construction resources.

6.     Willingness to work hard.

7.     Must possess physical capabilities to lift construction materials, handle small hand and power tools, and traverse roofs and other elevated sections of the homes under construction.

ORGANIZATIONAL RELATIONSHIPS:

REPORTS TO: Vice President of Construction 

WORKS WITH: Estimator/Purchasing, Warranty, Sales Agent at assigned community and office support staff. Works with homeowners at pre-determined appointments.

SUPERVISES:  Trade contractors, assigned punch out assistants and temporary construction labor where applicable.
