Development Finance Manager


Company Overview

Lone Mountain Land Company (LMLC) was formed by private equity firm CrossHarbor Capital to manage the planning, entitlement, building, marketing and sales of premier resort communities in and around Big Sky, Montana.  LMLC is comprised of some of the world’s leading real estate professionals, who together are creating some of the most desirable and successful resort communities, including Spanish Peaks, Moonlight Basin and Big Sky Town Center. 

LMLC’s Hospitality group is responsible for developing branded resort projects within these communities.  This includes the Montage Big Sky, currently under construction, opening at the end of 2021:  The Montage project includes 100 guestrooms and amenities, 39 condominium residences in the upper floors, a 32-unit Inn across the street connect by tunnel, and 15 single-family residences. 

The One and Only Moonlight Basis is currently being designed and is projected to start construction in 2021 and be complete in 2023.  The 94-room ultra-luxury hotel includes a spa, ski lodge, specialty restaurant, and 62 single-family residences.

LMLC’s communities encompass 12,000 acres with several more planned hospitality developments, including a new Alpine Village at Moonlight Basin and other hotel projects. 


Position Summary

The Development Finance Manager will work across multiple projects performing analyses, making recommendations and communicating results.  The goal is to support decision-making to move projects forward and make them more successful, profitable and sustainable.  

The Hospitality team currently includes approximately 10 project managers with experience in construction, design and project management.  Working for the EVP, the Development Finance Manager will work with other team members to perform market and financial analyses, including budgeting, reviewing cost estimates, value-engineering, and financial modeling.  The Manager will also prepare project reports for and make presentations to LMLC management, investors and lenders. 


·         Research and prepare budget for new projects

·         Work with LMLC’s hotel brand and operating partners to develop project programs and pro formas

·         Working with CrossHarbor, develop and manage project financial models including equity and debt financing

·         Work with contractors to obtain and review cost estimates, execute value-engineering, and support design decisions to keep projects on budget

·         Develop pricing and sales models for the sale of branded residences

·         Report project progress and results to LMLC, investors and lenders


Required Qualifications and Experience

·         Bachelors Degree, with strong academic performance

·         Minimum 5 years experience in real estate finance or accounting

·         Strong analytical capabilities and proficiency with financial modeling

·         Excellent references


Preferred Experience

·         MBA or advanced degree in Engineering, Project Management or Architecture

·         Professional experience in luxury or hospitality real estate development

·         Experience in construction project management or accounting

·         Experience reading and managing architectural plans; proficiency in CAD, Bluebeam, Procore
