A Maintenance Director in a skilled nursing facility plans, organizes, and directs all maintenance operations, ensuring the building, equipment, and grounds remain safe, functional, and compliant with federal, state, and local regulations. Key responsibilities include managing the preventive maintenance program, supervising staff, repairing infrastructure (HVAC, plumbing, electrical), and maintaining Life Safety Code compliance. 
Key Responsibilities & Duties
  • Safety & Compliance: Ensures compliance with OSHA, EPA, and CMS regulations, including fire safety, SDS (Safety Data Sheets), and emergency generator testing.
  • Preventive Maintenance: Develops, schedules, and implements routines for HVAC systems, plumbing, electrical systems, laundry equipment, and kitchen appliances.
  • Staff Management: Supervises maintenance personnel, including hiring, training, scheduling, and performance management.
  • Facility Repairs & Upkeep: Performs or oversees repairs such as carpentry, painting, and drywall patching to keep the environment comfortable for residents.
  • Budget & Vendor Management: Manages the maintenance budget, orders supplies, and coordinates with external contractors for major projects.
  • Inspections: Conducts regular walk-throughs of the facility, grounds, and fire safety systems to identify and correct issues. 
Required Qualifications & Skills
  • Experience: Previous experience in facility maintenance, preferably in a long-term care or healthcare setting.
  • Technical Knowledge: Strong knowledge of building systems (HVAC, plumbing, electrical) and life safety codes.
  • Leadership: Proven ability to manage a team and coordinate multiple projects.
  • Regulatory Knowledge: Familiarity with state and federal regulations governing nursing homes.
  • Communication: Ability to communicate effectively with administration, staff, and residents. 
Physical Requirements
  • Must be able to lift, push, pull, and move equipment, tools, and supplies, often requiring heavy lifting.
  • Ability to stand, walk, bend, and climb ladders for extended periods.
