The Property Maintenance Technician performs all the work involved in the upkeep of rental property or apartment and its surroundings. A Property Maintenance Technician is responsible for keeping a facility operating and reporting any problems when they are discovered before they have a chance to worsen. A Property Maintenance Technician will usually be required to perform a wide range of repair tasks around a facility. As a maintenance technician, you are a jack-of-all-trades and need to know how to repair almost anything, from fixing broken windows and unclogging toilets and painting walls. When you receive a work order, you complete the project in a timely, cost-effective manner. You also perform routine, preventative maintenance to mechanical systems, which may include the HVAC and plumbing systems, to increase their efficiency and longevity. Generally, maintenance technicians in our organization come with a range of fix-it-skills and we enhance those skills with on the job training and support. Works with the Property Management Office to achieve the highest level of customer service, and perform other general duties concerning the property as directed. 


 Essential functions

  • Perform general repairs that do not require a specialized technician. Examples may include, but are not limited to; repairing drywall, painting, and repairing doors, lights, locks, windows, screens, floors, gutters and drains.
  • Performing maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
  • Operate and perform routine maintenance and repairs on HVAC equipment, appliances and related systems.
  • Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
  • Arrives on time or prior to all scheduled work orders.
  • Follows appropriate procedures for each property as listed.
  • Provide excellent customer service to tenants, fellow workers and the general public
  • Ensure all security measures are taken as appropriate such as shutting off all lights when leaving a unit, locking the doors, and returning keys to the lock box.
  • Report any maintenance issues and cleaning needs to the property Operations Manager.
  • Report any tenant issues or safety issues to the Property Management Office.
  • Fixing potential safety hazards to avoid injuries.
  • Always check the units for anything that is not listed on the work order for future repairs.
  • Adheres to all company policies
  • Promptly respond to all incoming phone calls, emails, and texts.
  • Assists with recordkeeping, inventory and paperwork as required. 
  • Performs other related duties as assigned. 

Work environment

  • Rental properties/apartments - sometimes vacant/sometimes tenant occupied
  • Apartment complex common areas
  • Often exposed to weather due to maintenance of interior and exterior of dwellings 
  • Warehouse setting often
  • Office setting occasionally  

Physical demands

  • Driving a vehicle to and from various rental properties.
  • Prolonged periods standing and walking, kneeling, crawling, climbing and balancing.
  • Must be able to lift up to 50 pounds at times/100 pounds team lift occasionally.
  • Must be able to carry tools and equipment up and down stairs
  • Must be able to traverse a variety of properties in a variety of weather.

 Travel required

  • Driving a vehicle to and from various rental properties daily. 

Required education and experience

  • High school diploma or equivalent required. 
  • Valid driver's license along with a dependable vehicle and clean driving record
  • Must have a smartphone and complete daily work tickets via mobile device
  • Must have your own tools for the job (basic hand tools required)
  • Must be able to use basic hand tools as well as power tools
  • Must be able to communicate effectively in English for business purposes
  • Previous job experience: Property Maintenance, Contractors, Construction Workers, Hotel Maintenance etc. At least two years of related experience is preferred. 

Preferred education and experience

  • At least two years of related experience is preferred.  

Additional eligibility requirements

  • Dependable vehicle required with up to date insurance, inspection and registration is required

Work authorization
